The Plaka plot is approximately 42,500 m² of land set inside the traditional fishing village of Plaka in eastern Crete, directly opposite the medieval fortress island of Spinalonga. It sits a short walk from the sea and Plaka beach, a five minute drive from the centre of Elounda, and adjacent to Phāea Blue. The mild slope of the land gives direct Spinalonga views across the plot, and water, electricity and a road network are all available at the site.
The position is rare and difficult to replicate. The plot is an authentic part of a working fishing village, directly opposite Spinalonga, whose backdrop carries international recognition through Victoria Hislop’s novel The Island and its television adaptation. The Plaka waterfront is where the newest wave of branded luxury is concentrating, with Phāea Blue, the new Rosewood Blue Palace opening in 2026, Cayo Exclusive Resort & Spa and Mirum’s Elounda Villas (Tsifliki) all on this stretch of coast.
The land is suited to a high-end development and offers considerable flexibility in how it is configured. The initial permits are in hand and planning work is well advanced, on a coast that drew a record 6.6 million visitors in 2025 and commands the highest per-visitor spending of any Greek region.
